Renting a new apartment is an exciting step, but the upfront costs can sometimes put a damper on the experience. From security deposits to first month’s rent, moving can feel like a financial juggling act. Here at The Lofts at Saratoga, we’re changing the game and making apartment living easier and more accessible with our deposit-free renting option.

So, what does deposit-free living mean, and how can it benefit you? Let’s dive in.

What is Deposit-Free Living?

Traditionally, when you rent an apartment, you’re required to pay a security deposit upfront—usually equal to one month’s rent. This deposit is held by the property management and refunded when you move out, provided there’s no damage or unpaid rent. While the deposit serves an important purpose, it also ties up your hard-earned cash that could be better used for other essentials.

Deposit-free living at The Lofts at Saratoga eliminates the need for that upfront deposit. Instead, we’ve partnered with TheGuarantors to provide an easy, affordable alternative. By paying a low, non-refundable monthly fee, you can skip the hassle of a large deposit and free up your finances.

How Does It Work?

We’ve made it simple. Here’s how our deposit-free option works:

  • Enroll with TheGuarantors: When you apply to live at The Lofts, you’ll have the option to enroll with TheGuarantors. They provide a deposit waiver program that allows you to bypass the traditional deposit requirement.

  • Pay a Low Monthly Fee: Instead of paying a large sum upfront, you’ll pay a small, non-refundable monthly fee. This fee is generally much lower than the standard security deposit, offering you significant savings right off the bat.

  • Move In with Less Stress: With no hefty deposit to worry about, you can move in sooner and use your extra funds for other moving expenses—whether it’s furnishing your new place, stocking your pantry, or simply saving for a rainy day.

Why Go Deposit-Free? The Benefits
  • More Financial Flexibility: Moving can be expensive. By eliminating the security deposit, you have more freedom to manage your finances, whether that means setting up your apartment just the way you like or keeping extra cash on hand.

  • Quick and Easy Process: Enrolling with TheGuarantors is a seamless part of the application process, so you can move in faster without the worry of coordinating a large payment upfront.

  • No Waiting for Refunds: Traditional security deposits are refundable, but only after you move out and the apartment is inspected. With deposit-free living, there’s no waiting game—your money stays in your pocket from the start.

This option is perfect for anyone looking to reduce upfront costs. Three Great Date Night Ideas In and Around Malta

Three Great Date Night Ideas In and Around Malta

saratoga springs

Dating is hard enough. Whether you’re meeting someone, in the early stages of getting to know each other or looking to shake up your routine with your significant other date nights are supposed to be fun! Unfortunately answering the question “What do you want to do?” is less fun and even stressful. But when you live at the Lofts there’s always something going on in the area. That’s why we’ve come up with a few of our favorite suggestions for what to do in the Malta area for a great night on the town.

    Visit the Drive-In!

One of the most well-known attractions in our area is the Malta drive-in theater. With 2 screens showing the latest movies and plenty of parking from the last weekend in April through September, there’s always something to see. The action sound effects of summer blockbusters reverberate through a car’s bass system for added excitement.

You can buy food at the concession stand or bring your own dinner for a $5 fee. At the drive-in in there’s more privacy than your typical theater which is great for conversation and commentary without disturbing anyone else. The Malta drive-in is also pet-friendly if a canine companion is part of the equation.

Double Your Fun at The Double M

The Double M Western is a fun way to spend a night in multiple ways. From playing cowboy dress-up with their huge selection of hats and boots to enjoying the seasonal attractions on their expansive grounds. In late September through October, Double M attracts thrill seekers from around the capital region for their Haunted Hayride. The immersive experience is packed with scares and the perfect excuse to get close and hold someone’s hand.

In the summer, from July through Labor Day, you can have a Western adventure by spending a weekend night at their Rodeo. With riding, roping, and concessions the Rodeo is a fun and unusual way to get outdoors and get excited for live entertainment!

Spend A Night at the Lake (Or In Nature!)

One of our favorite things about Malta is how it sits a hop, a stone skip, and a jump from two gorgeous lakes. About 10 minutes north there is Saratoga Lake and about 5 minutes south there is the much smaller, Round Lake. Both places are perfect for boating, fishing, picnics, and relaxing in nature.

For a bustling scene, Saratoga Lake is the more popular destination. At 4.5 miles long, about 1.5 miles wide it offers boat rentals and swimming along with a variety of restaurants and bars. If an intimate experience is more your speed, Round Lake is a quaint getaway at less than a mile in diameter. But you can use its boat launch to row by kayak or canoe. Whatever your preference, there’s nothing quite like a beautiful afternoon or evening spent on the water.

As a bonus Round Lake is also home to the Round Lake Auditorium, where you can see and hear the haunting strains of a 1900–pipe Ferris Tracker organ. This historical, architectural beauty is sure to spark conversation, as you stroll through the village.

If nature is your thing, then there’s no shortage of places to hike and explore in the Malta area from trails, parks, and preserves, to the the Ruhle Road Bridge or the Flax Mill Ruins. Visit any of the nearby open spaces for an outdoor adventure close to home or check seasonal programs at the Town of Malta Parks, Recreation & Human Services.

    Conclusion

Everyone needs a little romance and that’s what date night is for. Whatever you love to do as a couple, the Malta and Saratoga areas are full of exceptional dining and nightlife options. There’s never a shortage of things to do for a great night out that won’t take you too far from life at The Lofts.

A Checklist for Your Apartment Hunt

A Checklist for Your Apartment Hunt

    lofts at saratoga

When it comes time to find a new place to live, the apartment hunt can feel overwhelming. This is especially true if you’re moving to a new complex, neighborhood or city. However, with a simple checklist of things to look for in your new abode then the process becomes less of a hassle and more exciting. Here, we’ll take a look at the top 5 things to add to your apartment hunt checklist.

      1. Are there any fees or additional costs?

You may have already thought to ask about the monthly rent, but when speaking with the property manager, be sure to get specific costs associated with utilities like heat, water and electricity. Check with the landlord or the previous tenants on how much on average they paid each month for these utilities. Further, be sure to ask the landlord whether there are any added fees for owning pets, a parking space or extra storage on-site.Be sure to check out included Lofts at Saratoga amenities here.

      2. What kind of shape is the apartment in, i.e. updates and features?

You can get a general sense of the upkeep of the apartment by visiting the space in person, but ask the property manager questions about the last time the walls were painted or the carpet replaced. Further, ask about the features of the apartment that you can’t see. For example, ask when the last time the air filter was replaced and whether the appliances are energy efficient. The Lofts were built recently and feature modern appliances that add to the aesthetic to the space, but also ensure health and efficiency for residents. If you’re looking for an apartment that you can’t visit before moving, be sure to ask these specific questions over the phone and request a video call to take a virtual tour of the space you’re planning to rent. We offer virtual tours right on our website for out of towners looking to move to Saratoga County.

      3. What is the community and/or neighborhood culture?

When you visit the apartment in person, take a look at where you’re driving or walking to understand the general vibe of the neighborhood. At The Lofts At Saratoga, our residents include all ages and backgrounds, who enjoy their privacy, while also taking advantage of the Clubhouse and community events, like happy hours. The neighborhood will also have an impact on your daily activities, like your commute and errands. While The Lofts are in a quaint suburban area, it is only a short drive to the grocery store, shopping mall and restaurants for evenings out. Also, the community is easily accessible for residents commuting to GlobalFoundries, Saratoga Hospital or other Saratoga County businesses.

      4. What is the process to contact the landlord or maintenance team?

You may know how to fix a leaky sink or a clogged drain on your own, but if not, be sure to understand the process for submitting a maintenance request and ask the hours of when a team member is on call. For example, at The Lofts, our maintenance team is available 24-hours a day. You should also ask how long on average it takes to have requests completed. This is also an appropriate time to ask about upkeep of the homes. The Lofts are new and are equipped with modern features, but should any updates need to be made, we will work with residents to ensure it is convenient for them. Also, be sure to ask about maintenance outside of the townhouse or apartment. Our maintenance team provides snow removal services so that residents don’t have to worry about digging themselves out during the harsh Northeast winters.

      5. How long do residents live in the apartments?

With an understanding of how long, on average, residents live in the apartment community, you can get a sense for the satisfaction level of your neighbors. This will also help you plan your move. If you’re looking for a long-time home, you will be better able to indicate whether the community is the right place for you. At The Lofts, our residents stay for a number of years because of the convenience and amenities available.

      Conclusion

With some research, some friendly support and this checklist, you should be all set to start your apartment hunt. While price and size will play a key role in the apartment that you choose, make sure that it’s a space that you’re comfortable going to each night, because there’s no place like home.

Keeping Your Pets Happy in a Pet-Friendly Apartment

Keeping Your Pets Happy in a Pet-Friendly Apartment

      pet-friendly

Your pet can be your best friend but unlike your human friends, they rarely ask advice, and rely on you for a lot more than just the occasional meet-up. Pets can make life more rewarding and fun, but if you’re looking for a new place to live, having fur babies can limit your options. Many rental units do not allow pets or restrict the type of pets you can have.

Fortunately, there are places like The Lofts, offering pet-friendly apartments in Malta, NY, that welcome animals and understand the important role they play in our lives. But apartment living does bring its own challenges for renters as opposed to homeowners. Worry not, this article will help you map out a plan for you and your furry friend in your new apartment. Learn how to keep your pets happy, and don’t forget to schedule your tour today!

Here are 4 areas you need to focus on to make sure your pet stays entertained, healthy, and happy in your apartment:

        1. Maximize Your Pet’s Living Space

Cats can be hit or miss when it comes to where they choose to lay their head at night. Many times, a bed will be ignored for a comfy pillow, spot on the couch, or kitchen chair. Cats do however love heights so try to invest in some cat posts. This multi-purpose investment will also help you to keep your cat from scratching at the carpet and the furniture. Even if you have scratch resistant floors it’s always better to give your kitty a carefully selected alternative to sharpen its claws on. Finally, offer a resting area for your pet, and even provide a place to play and hide treats and toys when your cat is feeling bored. Dogs can benefit from a bit more structure in their sleeping arrangements. Early on, you should teach your dog to sleep only in specified areas. Your dog will push the boundaries, if you let them. But be firm and consistent. Many dog owners will practice crating their dogs when they’re not home, others will try and designate specified sleeping areas with bedding placement. Depending on your preference, you can place your dog’s crate or bed anywhere that makes sense in your apartment. But remember, dogs are pack animals and like to sleep near their beloved humans so most pet owners will place beds either in their bedroom or living room areas.

        2. Food Storage and Placement

When deciding where to place your pet’s food storage containers, bowls, and trays, you’ll want to consider a few things before just plopping them down. Does your apartment have carpeting or laminate floors? If your apartment has carpeting, try to find a space within your apartment that hasn’t been carpeted, like the kitchen, to make liquid or food spills a little easier to clean up. Keep your floors free of pet food crumbs by investing in a large storage container for dry foods. If you have laminate floors, you can be a little more selective of your food bowl and tray placement. Just be sure to make your decision and stick with it to avoid confusing your pet.

        3. Litter Boxes and House Breaking

This is a particular challenge for pet owners in an apartment. It’s best that you keep your cat litter box in an area that’s well ventilated, is away from where you eat or store food, and is easily accessible by your cat. But in an apartment, attics and basements are off the table. In those cases many owners find it helpful to place a litter box in a closet or in the bathroom. If you have a dog, make sure to scout around your area for dog-friendly spots. Dogs tend to prefer places that are quiet and not distracting with plenty of grass for them to use. Living in an apartment or complex means you may not have an exclusive yard. But your dog will inevitably find a few favorite places to “mark” on the premises. Try to visit those spots whenever you walk your pooch.

        4. Pet-proof Restricted Areas

Section off any places in your apartment that might be unsuitable for small animals. Specifically, unsafe areas where a dog or cat might enter and eat or come into contact with something that could be harmful to them. A simple and cheap solution is to buy a small pet fence to keep your pet out of areas you don’t want them exploring – cats may require a little more effort because they’re able to leap over obstacles. Be sure to close your room doors where you don’t want your cat exploring, particularly when you’re not home. You may wish to keep your pets away from specific areas like living room rugs and couches but hair, dirt, and dander are inevitably going to end up everywhere. Invest in some pet cleaning supplies such as lint brushes, scrubbers, and a wet vacuum cleaner. You will be happy you did when both you and your guest can enjoy a spotless and beautiful townhouse apartment.

        5. Invest in Some Toys and Treats

Even in large townhouse style apartments, your dog will still long for wide open spaces. To keep your companion happy, you’ll need to get creative. Fortunately for you and your pup, there are tons of places to find toys and treats for entertaining your pet during those long days inside the apartment. Both cats and dogs tend to run amuck when they’re unstimulated for long periods of time. Carpets, couches, and beds fall victim to chewing and clawing from your bored pets. When you keep treats and toys at home, your pet will have something to do other than the destructive behaviors they revert to when they’re bored. Treats are also effective for apartment training your pet, try some positive reinforcement when your dog or cat obeys commands or performs desired actions.

        dog park

        6. Get Your Dog Outside!

Taking your dog for a walk a few times a day is great for both you and your pet! Dogs love socializing and walking around the neighborhood lets you see your neighbors, and lets your dog make his own friends. Letting your dog run around the dog park at Lofts at Saratoga is a great way for you to relax with your neighbors while your dog plays with others!

        Conclusion

Keeping pets happy in an apartment is no easy task and will require creativity, research, and determination. Every pet is different, you will have to become familiar with your individual pet’s specific needs. But, like anything else, the more consistent you are the easier things will be and sooner or later those actions will become routine habits for you and your pets. Just be sure that you form a plan and stick to it, in the end you will be happy you did and your pets will appreciate you for it as well.
